Condensation Build up inside the house

This morning I noticed condensation build up around the sash edge of my new DH vinyl windows. The condensation appeared inside the house on the outside of the glass(not inside the double pane). The glass edge where the condensation was felt cold. The pane felt warmer towards the center. Does this indicate a leak? Last night air temp dropped to about 40, I have not ran the heat yet. This seems to be opposite what others are calling "reverse condensation". The windows are low e glass which are double pane with no inert gas. Is this just a weird atmospheric condition? This only happened in my upstairs bathroom (3 windows) a room down stairs with indentical windows had no condensation.

The condensation is atmospheric moisture condensing on the window edge. It is cooler at the window edge vs. the window center because the window spacer conducts heat from where it is hot to where it is not (in the winter this is from inside to outside). IG spacers comprised of metal are much worse than those containing non-metal, so windows incorporating Tru-Warm spacer systems are best. Super Spacer is the most popular non-metal spacer system. The reason this happened in the bathroom only is that there is just more moisture in the air in most bathrooms.

Thank you for the detailed response. So I can expect to always get this condensation, given the right humidity conditions. Why did I not see this early last spring when it was just as cool outside? Is this becuase I was running the heat (steam heat) and therefore the dewpoint in the house was much higher?

The conditions at which point the condensation will occur are a function of 1). the difference in temperature between indoor vs. outdoor 2). the temperature at the edge of glass (metal spacers produce lower temperatures), and 3). the level of humidity present in the room.

All things being equal, non-metal spacers raise the humidity threshhold at which condensation will begin to form.

The EPA advises you to wipe this condensation clean so as to avoid mold formation on the window edge.
