I purchased a 15 yr old 1 1/2 story home w/ typical low grade non-vinyl windows. Seals are broken in many based on moisture showing. Unfortunately, don't have standard size windows and some are also half moon large sizes. Had one quote from Sam's Club seller but it was for vinyl windows at approx $20,000 which is too much $ for this size house plus I won't live in it to see return. Where do I go next? I'm hearing Champion may not be best option. Any suggestions?

There's a regular pro here - Anthony who services the Dallas area. He's a great guy with one of the best product lines available. If you'll find one of his posts, there will be a "contact" button at the bottom that will get you to him.

Thank you Randy for your kind words.
I would look for and independent pro with several different lines to offer you.
Also ten or more years in business.
Some good windows to look at Simonton and Soft-lite.

Have been happy with the Don Young double hung tan replacement windows and they are made in Dallas also , 55/27 guardian glass = to 366 cardinal and full screens, meeting rail reinforcement standard, .28, and nice window at a competitive /fair price, could pay a lot more for comparable unit simonton was second , marvin integrity right up but more money , the price point is good , windows seem to be handling the 100 plus summer sun just fine. good warranty also

this is before the almond caulk and final screen install
no trim coil needed 100% watertight/airtight now

is there a photo of the finished exterior?
Was vinyl or trim coil used to finish the edges?
Clear or colored caulk?

i must get my finished photos from my storage chip and "Windows vista" is not cooperating,

the overhead wood 1x12 fascia overhang shields the top it has a piece of leveled plywood over the top of window fastened to the header with stainless screws the edge of the top of the window is flush with that then the edge is clear siliconed then primed, wood edge sealed with oil based sealer it is blocked out and has a primed sealed hardyboard perforated vent cut to overhang opening to keep mud dobbers out of attic but flows air , then caulked around edges and fastened with stainless screws
the sides have almond sillicone caulk over small backer rod then i top caulked it with a 50 year from ABC paintable urethane almond caulk

the fit to the brick looks factory like they were built into house has insulation strips around edges lightly packed no leaks the frame was too narrow to put trim on sides and the coil over the top was not necessary because it does not get wet on the top of window

all other windows have framing over them and a 24 " eave soffit overhang

walls were way crooked and had to cutback sheetrock on inside to plumb correctly and maintain correct sill measurements on brick outside.

window is recessed under the top board but i did sand & seal the sill with protectorseal tape on the bottom to the tarpaper with adhesive spray and every one said it was overkill but sealed wood sill completly well have lots of pics
