Any opinions on total replacement vs. just replacing the window? It has been discussed to replace the whole unit. That would mean either taking the brick off around the outside or taking off the drywall on the inside. This is a 6'x8' containing 2 double hungs with a half circle on top. The old window is a Capital that was poorly installed, out of square. It looks like the 3 piece unit was put together with snap in connectors. It flexed so badly in the wind that the mortar around the outside edge of the window crumbled. Our insurance is picking up the tab, depending on what quality of window we want. For the most part, they will be paying for it. Pros and cons? Anything I am overlooking besides the mess?

On the window you are descibing, I would probably do a total replacement. It sounds like a fairly new buidlers unit, and it may be easier to replace that way if you can find stock a stock unit the same dimension. I can't see any reason to take off either the brick or drywall. The side nailing fins of a new builders unit can be trimmed back and the window fit to the existing opening, as log as the brick doesn't overhang the rough stud opening.
Of course, there may be something out of the ordinary I'm not envisioning that would change my mind completely upon seeing the job.

If insurance is picking up the tab. Total replacement by all means. BY removing the first layer of face brick you should be fine. Standard nail fins are not much wider than two inches. It's probably better off this way since the old window damaged mortar around the window. This way your Mason can check on any other hidden damages in that area. Just make sure they order the right round top window. There is a "Half Round" which is half a circle. Then there is an "Eye Brow" which is not . It's the biggest ordering blunder in round top replacements. Good Luck!!
I can't flirt any more Shelley, FenX has caught onto me!!

I am having 34 windows replaced in about two weeks. I need somebody's advice as to what to do with the old frames. My home is nine years old, located in southern California, and with a stucco exterior. Should I have the old frames pulled or leave them in. The company I bought the windows from tell me that they can remove the old frames with a special bar that will not damage the stucco or anything else. Any advice from anyone is greatly appreciated.
