Ocean Front Windows

We just purchased a 25 year old house in Nags Head NC on the water. It has roughted out DH Anderson windows. We are looking for an low cost way to replace the windows and sliding door. Any thoughts are appreciated!

Im in va. Beach, what is your exterior product and are your windows vinyl clad or all wood?

The house is wood T-11 siding and the windows are Anderson double hung wood.

If you put a replacement window within the frame that houses the current sashes you will lose a lot of glass surfacw and have a mess with metal wrapping that frame against wood siding, some do it nut it looks ridiculous and when the caulk dries you will possibly have a leak. With T111 i would install new construction vinyl with custom size (usually about 15% extra ) and use the old brick mold area to nail the nailing fins to the sheathing and then cut out the perimeter siding to accept a cedar 5/4 perimeter trim over the fin. You will need to head flash the top member and run the side members next and then cut lower trim between side legs. Beach areas leak and if this has one little screw up you could rot out your wall. You will also have to replace the interior trim. About 860.00 a window depending how high up you are. You could reside your house with a vinyl and put new construction windows and really take advantage of this and knock your window cost down to 500. Certainteed is widely used and has a good warranty. talk to John Mccabe with Ted Lansing oCrp in Norfolk 857 1278..Alcoa vinyl cedar siding and Certainteed windows work good down there.
