In trying to educate myself, I am somewhat confused (you are not suprised, I am sure) about the price per opening vs. the price per window. I have 14 openings (not including the 1 opening - 2 windows to be replaced by a sliding glass door) and 21 windows. According to the formular I have seen here a few times $500 - $650 per opening my question is:
14 openings @ $500 - $650 = $ 7,000 - $ 9,400
21 windows @ $500 - $650 = $11,000 - $13,650
I am assuming this if for the windows and intallation. Which formular is correct, the openings or the windows?

Per window of course, Marie. Think about it like the manufacturer or window dealer does and how many windows he has to make. And remember that $500. is just a ball park figure to keep people from paying $1000. per window. I myself prefer a square foot calculation for ball park estimating. But I got slammed big time by FenEx and Guy when I suggested that. A lot of homeowners would like to know a good ballpark figure for their home improvement without having to set through 3 or more sales appointments. Especially when you are trying to figure out your budget and amount you may need to borrow and not really ready to make buying decisions. Why not take the time to figure out your total square footage. For good quality vinyl windows that meet the Energy Star and building codes, previous posts mention that $30 per square foot is a good ball park to play (estimate) in. Good luck.

Thank you. I thought it made more sense that it was per window, but then I realized that for 3 of my openings I have the option of either one large slider window or 2 single/double hung windows which results in 3 openings with 3 windows or 3 openings with 6 windows. I think I will try the price per sq. ft. since I did measure all the window openings and it would be interesting to see how that calculates. This has certainly been a learning experience. I also realize that these are just rules of thumb to assist us and there are many different opinions. Thank you again for your response.

30/per square, is a very low price to use. I would not even let you use the word "ball park" that price would not even get you into the stadium, If you want a more accurate number you should try to kick that number up to about $40 to $43 per square. Also you honestly will not no what is out there unless you sit through a sales presentation. $30 a square you could be paying to much for what you are getting where as $40 could be a very good price for what you are getting. Bottom line Marie you can not look at "price" you need to look at value.

Thank you. I did the price per sq. foot at $30 and wish I could buy them at that price. So far the 3 bids range from:
$14,000 to $22,000 or $63.36 - $100.00 per square foot.
OR
$636.00 to $1,000 per window.
This of course includes removal of old windows, installation, all building permits, inspections and clean up.
Still seems a "little" high from what I have read on this site. Think next time I will buy the windows first and then the house. lol

I've been seeing around the same prices per window that you are. I live in southeast Wisconsin.
Home Depot (Simonton Renovations 6100) - $480/window
Sears (Simonton, Weatherbeater Plus, I think) - $900/window
Window Specialists (Pro-Guard by Winchester) - $1180/window
Schuco dealer (Corona 4000, low e, krypton) - $700/window
Thermal-gard (triple pane) - $620/window
I have ~80 sq ft of windows, so this works out to around $65 to $125 per square foot. Most of the estimates I've found on this board were way off.

If you knew the dealers wholesale price of windows you wouldn't post these kind of things. Best kept secret in the trade and I am not telling. But go ahead and believe that price equals value and pay whatever the salesperson can convince you to believe.

Marie, It's been a long day! Sorry to see your getting the by the foot figure going again. Usually when we Ballpark a bid. It's just that. Some are in the park and others are out of the park. It's just a good guess. The area you live in and state cost of living also play a roll in the price. If you were living here in MN it would be a cake walk. I cover MN, WI and IA for installation of windows. Florida is a long drive. I have the ability of dealing with a local Manufacturer who really helps me along. I also have low overhead and pay my men very well. I don't have a huge staff to also feed with each window I sell. So I can keep my costs down. You have to remember some of these other companies have a bunch of other office staff and warehouse employees who have to eat out of each window sold. So the price does jump up. These are those tangible things we were talking about. Marie I think if the Simonton window is in the ballpark go for it. If you feel it's to high call the Simonton salesman and telling your lowest bid and have him beat it. Play the game like they are to you. Get a bigger stick and swing away. Remember they're in your yard. You set the rules. Tell them you have this amount of money and compare the apples for apples. This is only fair play. Go get em!
