You sound like a reasonable person. Your concerns seem warranted. Since you have access, you should foam with window and door foam. More about that if you wish... Okna 600 or Vytex HP Potomac
Did you not like the flex screen on the Vytex? You can option for a half screen which is a more traditional screen frame.

If you had the narrowest frame you would end up with 11" VG. Not very marketable.
You can direct glaze it your self and maybe end up with 13" VG. Still tiny and no market.
