The down side of casements appears to be that they have to be completely closed when it rains. This effectively means that people with all-casement windows keep the windows closed all the time. I know in the south people do this anyway, but if you like to listen to the sounds of the leaves rustling...

You should be able to order it any way you want. If you want one fixed and the other movable Pella can make it that way in the factory, there should not be any extra work in the field.

The outer flap on mine is dark brown to match the external color of the frame/sash. Its the first line of weather stripping to the elements. No gaps on my windows. There are two separate weather stripping materials. One is a vinyl tube that compresses from the frame to the sash, the other is an outer vinyl flap that extends from the sash to the frame.

I picked aluminum clad wood since I wanted stained wood interiors and a dark brown exterior. You can't find vinyl windows in dark exterior colors. The rotting issues are often installation errors. Milgard Ultra fiberglass windows........are they still favored by many on this discussion board? I remember a year ago they were the hot topic and highly recommended (I can't remember by who though). I've not heard much discussion about them lately.

Pella has made improvements to their double hung. I saw it at last year's home show in Chicago. The DP rating is up to 50 now and they rid themselves if the vinyl jamb liner but unbelievably still use roll-form aluminum.
