I believe Sunrise is distributed in Colorado. Soft-lite and Kensington would be two other brands to look for.

Re: Window leaking...
Do you have any photos that you could post up for us to see what’s going on?
If the lift rail is on the bottom of the sash, it could be water moving around the IG unit and that can be remedied (short term) by sealing the exterior perimeter of the IG unit with silicone. Just a guess though.

20 years is a long time. Don't let yourself get worn down, insist that it get done right. It does look like a foam issue to me as well, but perhaps it's the caulk. It needs to be redone again. Don't pay the balance in full until it's right.

Re: Overwhelmed by Choices
While I don’t care for the Andersen single hung for multiple reason, the 100 series casements and fixed units are a fine choice. There are no premium vinyl windows made in Ft. Worth, and the brands that I’m aware of from that area are mid-grade vinyl at best. With out extreme heat and UV, mid-grade ...

Hi David! Unfortunately, you’ve ran into a company with deceptive sales tactics. We look forward to showing you a superior product without the long, high-pressure sales tactics. Thanks for the opportunity.

Having been here a while, one of the regulars who has been of the most assistance to you and countless other homeowners is Windows on Washington. I can’t imagine not getting them out to look at your project, since they carry some of the best vinyl windows in the market and their installation system ...

NT’s Slimline would be a good choice for those. Since they are picture windows, the AL rating will be under .02 across the board generally. Don Young would also make them in their vinyl lines.

HomeSealed nailed it on every point. Kansas City surely has some dealers for the better lines mentioned.

Re: Don Young aluminum windows and IECC requirements
Well, since you asked...... There are multiple issues to consider with regard to replacement windows and codes. Tempered glass in areas where required and egress rules are most similar to your analogy regarding electrical, as they are clearly safety issues. They should be taken seriously. U-Value is...

I don’t know anything about the Provia window, but NT would be a good choice for vinyl where premium grade vinyl windows are in short supply.

Re: Recommendations on eyebrow layout
Thanks Brandon.
Most companies that I deal with require that the leg height on the sides of eyebrows be a minimum of 4” and that’s what I would do. This would maximize the size of the lower unit. I tried to find a photo to demonstrate, but couldn’t locate one.
