numerous windows leaking

#1 Post by broccoli6969 »

Hi Guys (and gals I'm assuming),

Came across this forum while researching my problem.

A have numerous windows leaking. I'm ok and happy with the windows, just want them to stop leaking. The outside trim is old and rotted. I was going to pull the trim off. Pull out the window. Re-flash (water-proof paper the opening). Re-flash the top of the window. Put window back in (newly caulked). Re-trim with some non-real wood, non-rotting, type wood like stuff. Caulk and paint. Is this a good course of action? If so, any advice? If not what would you suggest? Do you need pictures?

Thanks a lot for your time.

Thanks again for any advice.

How bad is the rot on the exterior?

These might be real good candidates for full tear outs. Much better chance of sealing it back to the envelope that way.

Bad.

And I noticed that there is no metal flashing above one of the windows. New windows are not an option. I figure I'll "fully tear out" the windows and reinstall them knowing it was done properly. Looking for advice on the finer parts of the how-to. Got the jist of it.

Thanks for your time.

If the windows are okay, pull all the exterior wood, install a proper drip cap detail, re-flash the connection between the window and the home, re-install new trim and seal and/or wrap it.
