Austin Texas Window Replacement on Rental Property

Hi folks,
This is my first time posting here. I have some rental properties and have tackled most types of repairs myself.

Windows are a first for me, and it seems to me one of the more difficult in terms of product choice. I normally have no problem choosing optimal product for me, but am not well versed in windows I am reaching out for recommendation on product/vendor in ATX area.

I am looking for a pretty basic and reasonably budget window as it's a rental. Since I will install myself, I don't mind paying a little more for good quality. Bare minimums:
- Vinyl
- Low-e double pane
- Single hung and/or picture for some
- White
- New construction frame as I'll be fixing some rot anyways
- reasonable energy efficiency to reduce AC run time

Research so far:
- EveryWindow.com - Alside Mezzo - ~$3900
- Mi 1620 - quote requested from local dealer BMC
- Power windows - Pella Symphony - ~$15k installed
- Winchoice - midrange option - $10.2k installed including fix rot & warranty, $6000 for windows alone(no warranty)

From what I hear, the alside mezzo and Mi windows aren't that great, but for a rental, are they really that bad?

One thing about rentals, you do not need fancy, but you do need durable.

I am not familiar with WinChoice. Is that dealer or a brand?

If you’re wanting a decent vinyl window for rental property, you might look at Burris, NT Executive series or Don Young 5200 series.
