We are in the Bay Area and are in the process of receiving quotes for replacement windows. We've narrowed our brand search to Anlin, Milgard and Simonton.
So far we have received 3 quotes from in-house consults. The job will include 3 single hung, 6 sliding, 1 hexagonal and a sliding patio door.
Upon inspecting the current windows, 2 of the 3 said the window closest to the front door needed to be tempered, the 4th person told us the sliding window closest to the patio door (regular door) needed to be tempered (and not the one closest to the front door. Upon inspection, he also told us the patio slider would need to be "new construction" and not "retrofit". The 3 other companies said we could do a retrofit, no problem.
How do we determine who is correct? we don't want to install product that will not pass inspection nor be up to code.
We have 3 more consults next week. The companies are all highly regarded, window and door companies.

IRC code states that any window within 24”of a door from edge of door to edge of glass on a window needs to be tempered. There also many exceptions
To the rule that would eliminate the requirement oF tempered glass. A nail finned window or door is never required by code and what is best depends on the situation. Keep in mind to follow the strictest requirements as they supersede all.

Be prepared after your next 3 quotes you'll have even more contradictory information and feel further from a decision.

I believe you are correct. Our county's building code office recently set up a portal where homeowners can ask questions regarding permits and codes. Will send them an email.
We also have no problem in questioning a quote based on black and white info.

Wouldn't be the first time that a code official got it wrong either. That said, a general read over of the code and pictures will have you prepared to get the answers you need.
