Review window estimate

#1 Post by Bfassler »

Would anyone have time to review this replacement window estimate and let me know if anything looks awry, overkill, or if I should ask other questions?

We are in St. Louis, Missouri and our houses faces west, so our front windows/rooms get very hot in the summer. This company has been in business for a long time and has excellent reviews. We also have 15 of those semi-circle windows that are above the double hungs. We have considered not replacing them but we are getting mucho floor fading from sun coming in those windows. They are extremely expensive given their size.

All new OKNA 800dx (Enviro-Star) windows with foam-filled frames, reinforced lock rails, and magnetic weather seals
11/16" Contoured grids between the glass on all windows
Triple-pane glass with argon gas fill on all windows except as noted below
Your choice of Brushed Nickel, Antique Brass, and/or Matte Bronze hardware on all operable windows
Half-screens with ThruVision PLUS screen wire on all operable windows
Tempered safety glass wherever required by code
A lifetime warranty on the windows that covers defects in the glass, hardware, and frames
A 10 year labor & workmanship warranty from [company].

If we were to replace all of the windows that we discussed, the total project cost comes out to $57,627. Here's how that amount breaks down:

The total for all 22 front windows (counting double-hungs and half-rounds as separate windows) comes to $26,196.
The total for the 6 left, right, and rear 2nd floor bedroom windows comes to $7222.
The total for the 2 master bathroom windows comes to $4079. Owing to these windows' sizes and the need for tempered glass, OKNA only offers double-pane on these windows.
The total for the 9 right and rear kitchen area windows comes to $11,807.
The total for the 2 left side picture windows comes to $2495.
The total for the 4 lower level windows comes to $5828.

TIA for your suggestions.

Difficult to answer your question. There are many factors to consider: the business type and quality doing the project,
their warranty sounds great. Sizes of the windows and the scope of work including a site visit to determine the agg involved.
What are the existing units: wood, vinyl, aluminum?
Capping? size, detail
Any finish options is a lot of fat in the contract. Ask for a price per type.

Half rounds are where you might save big. What about having them filmed? Caution, use a product that will cover seal failure.

These are a pocket replacement from the old Andersen Narroline windows. Not sure if it helps, but front of house is brick and the rest is vinyl.

I will look into the UV films. Thank you!

That is a fairly simple install.
Does it include capping the exterior frame?

How will they be finishing the interior: caulk only, RWD/Flat trim, or shoe moulding?

Hi there

We are in St Louis as well and currently shopping for windows. We also have a quote for the Okna 800 windows. Our vendor is J&J.

Is this the same company?

Yes! I think they’re the only company doing Okna here. And they’re new to it but they’ve done Sunrise in the past.
