reglazing or replacing slider windows

Hi,

I have two slider windows in our condo. On both windows, the non-operable pane's seal has cracked. I'd like to replace just the double-paned glass for the fixed frame, instead of replacing the whole window.

I know I can removed the operable sash from each window. It even appears I can remove the double-pane of glass from the operable sash. However, is there usually a way to remove the non-operable sash from the frame so I can have the glass replaced somewhere? Or even just buy a whole new non-operable sash and drop it in the the frame?

Hi James. A lot of times the fixed piece of glass on a sliding window is held in with double sided tape or silicone. If you dont see any screws on the vertical bar where the slider locks, then yours is probably manufactured that way. In that case, there is usually four stops on the outside holding the window glass in place. These stops will either snap in or have screws holding them in place. Theres one across the top, bottom, left side, and right side. Once you get those stops off, you will be able to measure the width, height, and overall thickness of the unit. You can order a new one from a glass shop, pick it up and bring it home. To get the old one out, you need to go inside and cut the tape or silicone between the frame and glass around the edge. Have someone outside to keep the whole thing from crashing down. Clean off all old tape or silicone. Then apply new tape or silicone and install the new one from outside. Here is a tip. If you use tape, spray the tape with glass cleaner before installing the window glass. Dont use very much. It will allow you to shift the new piece left or right, or shim it up if need be. Once the glass cleaner dries, the glass will be stuck to the tape. If you dont spray the tape first, make sure you line it up before pushing it into the tape. Once that glass touches the tape, it wont move. Make sure you get the right thickness of tape too. You should be able to see it between the glass and frame on the inside of the house. Its usually 1/32", 1/16", or 1/8". If you have any questions, send me an email. Good luck.

I took some time this weekend to see if I could remove the non-operable sash from the window, and I was able.

I found that both the operable and non-operable sash hold the double-pane glass with screws, so it seems like an easy way to get the glass out and in with a set of screw drivers. Now the only question is where to get the glass replaced at.

Roughly speaking, how much does dual-paned glass cost per square foot? About how long does it take to create? I'm assuming since it's dual-paned and gas filled you can't just drop it off and have it done while you wait.

Any local experienced glass shop can order/make a new sealed unit for you. Take the old one in as they need 3 measurements, width, length and depth. Use the new low/e and gas fill and you will have a much better window than the old one. Cost? Out where I am its $10 per sq/ft with a minimum charge of $40.
