Wall thickness is a consideration. Typically an older manufactured home's wall will not be much greater than a vinyl replacement window. I would also suggest a window with a nailing fin/flange be used so as to get a proper seal around the window. Get the best window that fits your budget.

I agree with WOW. Check the windows above. Could be caulking around the exterior perimeter of these windows allowing water to run down directly onto the top of the windows below. If the home is 9 yrs old there is a good chance that they were not tape flashed.

Are they brown or beige/tan? I have never seen a white aluminum muntin bar fade, but have seen vinyl bars yellow. A dark color would be more likely to fade.

As the OP stated, without knowing the STC of your current windows, its hard to judge how much an improvement a STC 35 window will make in your situation. I can say just from experience, that one of the first comments customers will make after having just a dual pane window which seals up much tighte...

Do you know what type of balance system you windows have? Block & tackle, spiral, or constant force? The installer should at least be able to identify the type and what exactly is broken.

Ellison is an Atrium branded window. On par with Simonton. Consitent quality, service, delivery, etc. You should be able to find the other brands Randy mentioned in your area. Okna may be the exception.

My guess would be clear/obscure glass would allow more visible light. Most reflective glass that I have seen have some shade of tint along with reflective properties.

Choose Simonton. I have never heard of Ultimate Windows. Wait, thats not quite fair, is it? Sometimes when you get no response it is because nobody has any experience with the product or company you are asking about and can't offer an opinion with no basis of comparison.

Not familiar enough with the quality of the Thermotech window and no mention of type of glass package to have an opinion on the quote. Also, what quantity and type of windows that will be used to fill the openings? DH, sliders, casements? $100 for supervision? I've never seen this added to a quote.

In 5 years the builders warranty has usually passed so any problems with the windows they will put off on to the manufacturer.
