Is this a reasonable price for window/door/siding project?

#1 Post by johanna »

Hello. We have a small project on an existing sun room. The room is a three sided add on to the house structure and it has aluminum siding on three sides. It has awning style windows on all three sides. We are hiring a contractor to do some window replacement/enlargement and put in a patio sliding door as follows:

1. On one end, replace the existing two awing windows with one large fixed window of the same size. Does NOT require siding work
2. On the other end, remove windows and put in a sliding patio door. Requires the removal of aluminum siding, cutting hole, header, and re-fitting the siding.
3. On the side, the three awning style windows will be enlarged to full double hung windows. Requires the removal of siding and enlarging the hole, re-fitting siding.

So the siding is coming off two of three sides. Before re-fitting the siding the contractor will put up Ty-vek. The contractor will also be building some temporary (but town code compliant) steps from the door to the back yard. The interior is gutted right now, down to bare studs. The contractor will NOT be doing any interior work/fit&finish.

Finally, we are located in the Boston area, all windows and the door will be Harvey Classic Vinyl, and will have low-e, argon, and grids.

So far for all that we have a quote of $7500. The contractor has not yet added in the cost of the multi-point locking system, the flush mount dead bolt, or the brass hardware on the door. So we expect a little more added on to the already quoted $7500.

It seems steep to us in that we are estimating about $3000 in parts and $4500 in labor, and other materials (framing, insulation, permits, dump fee, etc). We have had other quotes come in from other vendors but they are different brands so it is not comparing apples to apples. It just seems that $4500 is pretty steep, but we don't know what it takes to do the aluminum siding.

Anyone have thoughts or insight on the matter?

Thanks.

It seems reasonable to me for the risk he is taking in removing and re-installing the aluminum siding. What happens if he gives you a cheaper price? can he not be liable if he damages the siding then?

To make a window into a door you also need to reroute electrical if any if not you also need to add an exterior light and some steps. Just to be sure you should price the same windows and also check out your contractor with your local BBB, Insurances and references. Some contractors charge more because they like to take more time with the project to make sure is done right.
